I’m extremely happy with Opes as my current property management company. One of the things I value most is the transparency — when repairs or maintenance are organised, there are no hidden costs or unexpected additional charges. Everything is clear upfront, which builds a lot of trust.
My property manager, Kim, is genuinely proactive. She anticipates issues, communicates early, and takes action without needing to be prompted. I feel confident that my property is being actively looked after, not just administratively managed.

Opes Property Management have been excellent in helping us get our new property ready for rental. Jess Knight's communication was great regarding getting all documentation sorted for Healthy Homes etc and Gillian Hill-Hayr has secured us long term tenants before our settlement had even come through. A great team to work with, makes investment/management so easy. Highly recomend!

I’ve had an excellent experience with Opes Property Management managing my rental property since 2022. As my rental is in a different city from where I live, having Opes has been a real blessing. They handle everything. Advertising, tenant selection, background checks, tenancy paperwork, and regular three-monthly inspections.
After each inspection, I receive a detailed report with plenty of photos, which I really appreciate. I’ve been with them for over three years and have never had a single issue. Their communication is clear and reliable, and their financial management is outstanding. I receive thorough monthly and annual financial statements and reports, which makes end-of-year taxes a breeze for my accountant.
Opes is worth every penny, and I highly recommend them.

We have found OPES property and in particular Kim Byrne to be everything we need in a manager. We are not based close to our place and so rely on Kim to be our eyes and ears and be on top of everything. We are not disappointed. Her contact is good, her demeanour friendly and action is taken when necessary. We are happy to have OPES and Kim as our team in Auckland.

We were long-term tenants with Opes Property Management — my husband and I first signed a 12-month fixed-term agreement. Everything was great at the beginning: the property, the living environment, and communication were all fine.
When the lease was close to ending, we decided to renew for another 8 months. Unfortunately, things went downhill from there. The PM didn’t screen the new tenants properly, and the new neighbours were blasting loud music and smoking weed every day. It honestly felt like living next to a bar. Our living environment was completely disrupted and our health was affected. I reported it to the PM straight away.
Disappointingly, all they did was give the neighbours a light reminder, and nothing changed. After dealing with the noise and smoke for another 4 months, I decided to end the lease 2 months early because it was no longer safe or healthy to stay.
Instead of acknowledging the situation, the PM claimed my reason wasn’t valid and treated it as a normal “break lease.” They used the “owners’ decision” as an excuse to add unreasonable fees and blocked any direct communication with the owners, so we had no idea what the owners actually wanted. It felt like if we couldn’t afford the fees, then we were expected to just stay and suffer until the lease ended — which is completely unreasonable and, honestly, not in line with what the Residential Tenancies Act requires.
The whole process felt irresponsible and unfair. They pushed pressure onto the tenants even when we didn’t do anything wrong, ignored the actual issues, and didn’t seem to care about resolving it properly.
I would never recommend this company to anyone looking to rent.
