I cannot recommend renting through Harcourts Orbit enough! I have rented with them for the past 2 years and it was such an amazing experience. Freya was my property manager, and you cannot fault her in the slightest. She goes above and beyond. So helpful and efficient with any issues/situations that may arise. Cannot thank her enough for making the last 2 years of renting an absolute breeze
Two advices from ex-customer: 1. think three times even more before you sign a contract(the contract will be a full year) with them because after you signed the contract with them, they are always right, it doesn’t matter what they have done. 2. prepared a lot of money; because once there are any serious problem happened(such as leaking) to your property, you likely have to pay twice to fix the problem. My experience with them: signed the contract with Grace Zheng as our property manager, for the very first task, she took one and half month to replaced a stove. She said because she did not know the email did not sent out….(no follow-up). That’s not the worse one, one month later, the house had leaking problem, Grace sent a plumber in two days later. The plumber identified one of the problem might be the connection of tenant’s washing machine. I asked Grace to remind the tenant and monitor the issue. Grace never did. 3 weeks later, Grace sent a “builder” in to “fix the water damage area. The worker found the floor was still wet, he tried very hard to blow it to dry then re-glue back the vinyl and carpet then charged me $1725. The owner of the company and the branch manager all agreed that their worker had done a wonderful job while I was arguing with them the leaking might still going. I had to find a builder to do building inspection and found the leak was still unsolved. Thus, I have to arrange another plumber to fix the leak, and to hire a lawyer to terminate the contract with them and find the other builder to re-fix the water damage area. After all those, everyone from Orbit still said they had not done anything wrong. The owner of the company had a phone conversation with me, mentioned due to the age of the house, the swollen part of the floor and board could not be fix, that’s the way it is. Grace handle the whole issue by passing phone number around; such as passing the tenant’s phone number/email to me and asked me to contacted the builders that I preferred. The company’s owner and manager all agreed that’s nothing wrong with that. Truly disappointed.
Harcourts Orbit property management is fantastic. I have always had fast, efficient responses from my property manager. Harcourts does an exceptional Job and is professional in there approach. They are fast and efficient in there responses and anything that needs done, they get onto it straight away, I am very happy with the service I receive from Harcourts Orbit Property managers.
