    We had a very positive experience with A1 Property Managers. A special thank you to Aimee and Brook for her professionalism, support, and quick responses throughout our tenancy. She was always understanding and helpful. We are especially grateful that they allowed us to move out early before our contract ended. The whole process was smooth and stress-free, which meant a lot to us as a family with a young child. We truly appreciate their support and highly recommend A1 Property Managers to anyone looking for a reliable and caring property management team. — Shivam & Saahila

    Hey all, just want to give a heads up about A1 Property Managers. We took over a lease break from the prior tenants. I worked shift work at the time and for inspections they were very difficult to deal with especially during my sleeping hours. You could not have the house look like it was lived in or they would say it wasn't good enough. Fast forward we got over them and bought a house. We gave over the 21 days notice I think we gave 5 weeks. It wasn't until 2 weeks prior to us leaving they started veiwings, they DID NOT ask us if days were available they just booked people to come veiw. I pulled them up on that as under the law they need to ask you and that those days are going to suit. On the last week due to us cleaning and moving we said that 4 days will not suit. They made bookings for people to veiw on them days which we promptly put a stop to with the help of the tenancy rules again. With the final clean they told us we needed to clean the second story windows on the outside - this is illegal under the tenancy act as you need specialized equipment to do a job like that, they tried forcing us to get a professional cleaner for the property which under the tenancy act you are NOT required to use a professional cleaner of there is no need. After we moved out, they told us we owed over $300 in rent, I asked to send me where we owe that much rent but they didn't, we paid it and then they emailed a day later with that information and then a day after that they said they need to pay it back as no we didn't. THEY STILL HAVE NOT PAID IT BACK!!! Then lodging our bond they "stuffed" up our account details and the bond wasn't paid. On the 12th February they emailed us stating the bond was lodged yet didn't show proof. Today I asked where the bond was and that I'd be going to the tribunal as it had been over 10 days and we should have it. They sent us documentation to say it had been lodged and that if we have issues we should contact the tribunal... well I did... The guy told me there was no bond there under that number and pur me on hold... He came back to me and his words were " so your property managers are lying to you as your bond was only lodged 11 minutes ago" !!! They didn't lodge our bond at all when they said they did and when I called them out on it... no reply. Many of our emails have gone unreplied to, ignored or we were stuffed around something wicked with this crowd. Be wary if you use them KEEP PHOTOS OF WHEN YOU MOVE IN AND KEEP EVERYTHING IN WRITING, DO NOT LET THEM BULLY YOU! They tried to bully us on many occasions with things that were against the rules of the tribunal. Please beware guys not everyone is good.

    A1 Property Managers is by far the worst property management company I’ve encountered in Christchurch. I rented a boarding house room from them that came furnished with a single bed. However, I was required to purchase a mattress protector. Upon collecting the keys, they provided a queen-sized mattress protector, which was completely unsuitable for the single bed. An oversized mattress protector defeats its primary purpose of safeguarding the mattress against spills, stains, and allergens. There was no logical justification for this requirement other than their financial gain. I attempted to resolve this issue amicably by requesting either a replacement with the correct size or a refund of the $60 I paid for the incorrect mattress protector. However, they refused. When I asked to cancel my tenancy agreement due to this issue, they claimed that since I had already signed the agreement online, cancellation was not an option. I was essentially forced to either stay or pay for at least 28 days' rent. Left with no alternative, I had to escalate the case to the Tenancy Tribunal. During the Tenancy Mediation, the mediator advised A1 Property Managers to refund the money for the mattress protector, and they had no choice but to reluctantly comply. Unfortunately, this wasn’t the end of my poor experience. The room I was assigned is the smallest and worst in the boarding house—it feels like a cell. After some flatmates moved out, I requested to switch to a better room. However, in what feels like retaliation and/or discrimination, they are now demanding $264.50 in unjustified fees as a condition for granting the room change. Here is the breakdown of the "key money" they are imposing: • Administration Fee: $92.00 • Final/Bond Inspection Fee: $57.50 • Ingoing Inspection Fee: $115.00 This entire experience has been extremely frustrating, and I strongly advise anyone considering renting through A1 Property Managers to think twice.

    We couldn’t have asked for better property managers than Alana and Abby at A1 Property Managers. From day one, they made us feel welcome, valued, and completely supported. They were always approachable, professional, and quick to help with anything we needed, which made our tenancy such a positive and stress-free experience. What really stood out to us was the genuine care and kindness they showed — not just managing a property, but making sure we truly enjoyed living in our home. It’s rare to find that level of warmth and professionalism combined, and it meant a lot to us. If we ever look for a property again, Alana, Abby, and the A1 team will be the very first people we call. We are so grateful for everything they have done for us and would highly recommend them to anyone looking for a great property management team.

    We were with A1 Property Management about 2–3 years ago. During that time, our son was born prematurely and sadly passed away within a week. Because we couldn’t work while in hospital, we fell one week behind on rent. We immediately informed our property manager and asked for a payment plan, which she initially indicated was possible, but the same day we said goodbye to our son, she emailed to say the owners wanted termination instead. They took us to tribunal even though we were only one week in arrears (the law requires 14 days). The judge confirmed it was unlawful, but gave us just three days to pay two weeks’ rent to catch up. We couldn’t, so we moved out. The manager later dumped our remaining furniture, changed the locks, and falsely claimed we never returned the keys. She even tried to charge us for “rubbish removal,” which the tribunal dismissed. We’d never had rent issues before, but this manager’s lack of compassion and knowledge of the law left us homeless while grieving our child. Looking back, I’m still shocked at how badly it was handled.
